Which equipment brands do you spec by default?
Carrier, Trane, and Bryant. We'll spec to whichever tier matches your buyer's price point, and we're happy to bid alternative brands if you have a preference.
Which townships do you regularly pull mechanical permits in?
Across Kent and Ottawa counties — Grand Rapids, Wyoming, Kentwood, Caledonia, Byron Center, Hudsonville, Jenison, Holland, and Rockford. If you're building outside that footprint, ask and we'll confirm permit reciprocity.
What happens if framing slips a week — do we lose our slot?
No. Your reserved windows move with your build, not against it. If your framing inspection moves, we re-slot your rough-in around the new date and confirm in writing.
How are warranty claims handled after closing?
We're the warranty contact for the homeowner on equipment and labor. Your office doesn't take thermostat calls — they come to us, we resolve them, you get a copy of the ticket if it touches anything builder-warranted.
Can you spec for HERS-rated or Energy Star builds?
Yes. If your rater needs specific equipment classes or duct-leakage targets, send us the rater's spec and we'll match it on every plan.
What if the homeowner wants an upgrade mid-build?
We quote the change order against the locked spec sheet, update the deliverables for that home, and bill the upgrade either to you or the homeowner — your call per builder.
What's included in the year-one homeowner walkthrough?
Filter change, system performance check, settled-house adjustments to dampers if needed, and a thermostat walkthrough with the buyer. Roughly 45 minutes, scheduled directly with the homeowner.
