Why builders choose us

Built for the production cycle.

Three things builders ask for first — and we don't make you ask twice.

  • Predictable schedule

Reserved rough-in and trim blocks tied to your master schedule. Written credit if we miss a committed window.

  • Locked pricing per plan

We quote each model once and hold it across the build cycle. Bid your homes without re-shopping HVAC every job.

  • Fewer callbacks

Year-one homeowner walkthrough handled by us — your warranty desk doesn't field thermostat questions.

Vs. the typical HVAC sub

Named pain, on the record.

You already know what bad subs do. Here's what we commit to instead — in writing, on every job.

Typical sub
Design — what we commit to
  • Four or more visits per home — rough, fix-up, fix-up, trim.
Two visits, period. Rough-in and trim, each in one trip.
  • Price changes mid-build when the equipment vendor's quote shifts.
Locked at plan sign-off. Held 6–12 months across the cycle.
  • Builder pulls the mechanical permit and chases the inspector.
We pull, we meet the inspector, we handle re-inspection.
  • “Manual J included” — but the stamped doc shows up two weeks late.
Stamped Manual J / D / S delivered with the bid, not after.
  • Year-one warranty calls bounce to your office.
Homeowner walkthrough + year-one filter check handled directly by us.
10 commitments

What you get when we partner.

Concrete commitments, not slogans. If any of these change for your build, we put it in writing.

Predictable execution

  • Reserved schedule blocks

Committed rough-in and trim windows. Written credit if we miss a date you set.

  • One trip rough-in, one trip trim

Consolidated visits — we don't show up four times per home for the same work.

  • Permit & inspection ownership

We pull the mechanical permit, meet the inspector, and handle re-inspection if it ever comes up.

  • Manual J / D / S with the plan set

Stamped load calcs delivered with your bid — no separate engineering pass.

Pricing & billing

  • Per-plan price lock

Quote each model once; price holds 6–12 months across the build cycle.

  • Volume pricing tiers

Published breaks at 5, 10, and 25+ homes per year — model your margin up front.

  • Net-30 builder billing

Invoice the builder on PO, not the homeowner at closing. Standard terms for production builders.

Account & after-sale

  • Dedicated builder coordinator

Named point of contact with a direct cell — separate from the homeowner service line.

  • Builder packet day one

COI, W9, license numbers, references, and good/better/best spec sheets per plan.

  • Year-one homeowner walkthrough

We do the year-one filter check directly with the buyer. Your warranty team stays out of it.

How we work with builders

Plan to closing, four steps.

  1. 01

    Plan review

Send your plan set. We return a stamped Manual J/D/S, a per-plan bid, and a draft spec sheet within 5 business days.

  2. 02

    Spec sign-off

Lock pricing per model and finalize the good/better/best sheet your sales team can show buyers.

  3. 03

    Build

Reserved schedule blocks for rough-in and trim. We pull the permit, meet the inspector, and clean up after ourselves.

  4. 04

    Close & year-one

Homeowner walkthrough at first occupancy, year-one filter check direct with the buyer. You step out clean.

Builder FAQ

Questions we hear before the first call.

If yours isn't here, ask — we'd rather answer it before you sign anything.

  • Which equipment brands do you spec by default?

Carrier, Trane, and Bryant. We'll spec to whichever tier matches your buyer's price point, and we're happy to bid alternative brands if you have a preference.

  • Which townships do you regularly pull mechanical permits in?

Across Kent and Ottawa counties — Grand Rapids, Wyoming, Kentwood, Caledonia, Byron Center, Hudsonville, Jenison, Holland, and Rockford. If you're building outside that footprint, ask and we'll confirm permit reciprocity.

  • What happens if framing slips a week — do we lose our slot?

No. Your reserved windows move with your build, not against it. If your framing inspection moves, we re-slot your rough-in around the new date and confirm in writing.

  • How are warranty claims handled after closing?

We're the warranty contact for the homeowner on equipment and labor. Your office doesn't take thermostat calls — they come to us, we resolve them, you get a copy of the ticket if it touches anything builder-warranted.

  • Can you spec for HERS-rated or Energy Star builds?

Yes. If your rater needs specific equipment classes or duct-leakage targets, send us the rater's spec and we'll match it on every plan.

  • What if the homeowner wants an upgrade mid-build?

We quote the change order against the locked spec sheet, update the deliverables for that home, and bill the upgrade either to you or the homeowner — your call per builder.

  • What's included in the year-one homeowner walkthrough?

Filter change, system performance check, settled-house adjustments to dampers if needed, and a thermostat walkthrough with the buyer. Roughly 45 minutes, scheduled directly with the homeowner.
